The Problem

Twelve tenant complaints in one July. A rooftop unit pulling 40% above rated amperage.

The building engineer at Lakeshore Centre had been fighting hot corners on floors 8 through 11 for two summers. Tenants on the south exposure were filing complaints weekly. The property manager was fielding calls every Monday morning.

The Finding

Behind the return plenum on floor 10, our crew found a 14-foot section of flex duct that had collapsed completely — twisted back on itself, sealed shut. It had been that way for at least two seasons. The supply air was backing up into the trunk and starving every zone south of the shaft.

PROJECT 02 / MERIDIAN TOWER, DETROIT MI
The Problem

A 22-year-old rooftop unit bleeding $8,400 a month in excess energy.

The facility director at Meridian Tower had watched the utility bill climb for three consecutive years. The original 20-ton RTU on the east mechanical penthouse had never been replaced — just patched. The building was losing conditioned air through disconnected duct joints across floors 4 through 7.

When the GC brought us in, the unit was running at 58% efficiency and two compressors were cycling on high-pressure fault every afternoon.

PROJECT 03 / 500 WOODWARD, CLEVELAND OH
The Problem

The GC needed a mechanical sub who'd show up Tuesday. And finish Friday.

A general contractor on a Class B office renovation at 500 Woodward had their original mechanical sub pull out three weeks before the HVAC rough-in window. Five floors of new ductwork needed to be designed, fabricated, and installed in four days. They called us at 5 p.m. on a Monday.

Sheet metal fabricated on-site or in our shop. Round, rectangular, and oval. Galvanized, stainless, or lined. We thread it through whatever the architect drew.

RTU Replacement

Rooftop unit changeouts from 5 to 60 tons. Crane coordination, curb adaptation, controls integration. One crew, one invoice.

SVC-03

VAV System Commissioning

Variable air volume box installation, wiring, and DDC integration. Test and balance performed in-house or coordinated with a third-party T&B firm.

SVC-04

Retrofit & Renovation

Occupied building retrofits are our specialty. We work nights and weekends. Ceiling grid comes down clean and goes back up clean.

SVC-05

Diagnostic & Airflow Testing

Thermal imaging, duct leakage testing, airflow measurement. We find what's wrong before we recommend what to replace.

SVC-06

Mechanical Subcontracting
